. I lived in Scottsdale and Vegas for 15 years then moved to Broomfield CO. The two winters forced me back to the sun. This time SoCal for the past 20 years. As a kid growing up in Michigan on a farm I used to watch the Rose Bowl with Michigan played pretty often. I would look out my window and it would be 20 below windchill factor, 3 foot of snow with 45 foot snow drifts and then I look at the TV and people would be walking around with shorts and T-shirts. I knew then I needed to get the living F out of there.
Now I live in a place where I donāt have to decide between Hot summers or cold winters. Itās just pretty much nice 350 days a year. Couldnāt ask for anything better.
I have reached a point where I appreciate clear sunny days more than temperature. Parts of Michigan can be a drag because they are cold AND they are overcast for much of the year. Many of the sunny, clear days are wasted because temps are above/below what people want to go out and enjoy. And even when the temps are right, a clear sunny day is so sporadic that it canāt be fully enjoyed by a worker if it pops up on a random Wednesday.

This is a great point and something my wife and I have talked about often, sheās from PA and I didnāt think of as I was focused on snow and ice more than anything else.
The amount of sun in the south during winter months compared to MI/PA is considerable and makes a difference. Even when itās 19 outside there is a strong likelihood the sun will be shining during the day.

Homelessness is mostly ubiquitous all along the West Coast. Funny what happens when a 1300 sq foot cottage costs $550k and of course much, much more in California, Bend, Seattle, etc.
That cottage could cost $100k and the rate of homelessness on the west coast would still be high. RE prices in Phoenix and Denver are outrageous, but homelessness is much less prevalent than what I saw in Portland. Maybe itās less visible.
